Wang Zhonghua, Chief Statistician of the Department of Urban Surveys at the National Bureau of Statistics (NBS), interpreted the statistical data on changes in commercial residential sales prices for January 2026 saying that the selling prices of newly built commercial residential properties in first-tier cities decreased by 2.1% YoY, with the decline expanding by 0.4 ppts from that in the previous month.

During the period, the selling prices of newly built commercial residential properties in first-tier cities decreased by 0.3% MoM, with the decline remaining the same as the previous month. Of which, Shanghai remained flat, while Beijing/ Guangzhou/ Shenzhen dropped by 0.3%/ 0.6%/ 0.4% each.

The prices of newly built commercial residential properties in second-tier cities slipped by 0.3% MoM, with the decline narrowing by 0.1 ppt. In third-tier cities, the prices of newly built commercial residential properties faded by 0.4% MoM, with the decline remaining the same as the previous month.
