Yeung Ming Yee, senior associate director at the research department of Centaline Property, said the data reflected the reports on 17 April that major banks are cutting mortgage cash rebate to zero and tightened approval, as well as the announced selling price of ONMANTIN Phase IIB in Ho Man Tin and the first round of sales of PARK SEASONS in Tseung Kwan O.

CCL fell for two consecutive weeks by a total of 0.4%, but the decline was moderate and did not break through the lows, and it has been hovering in a narrow range near the 146-point level for the past four weeks. The new first-hand flats have captured the market's purchasing power, while the second-hand flats continue to be under pressure, with property prices fluctuating.

In the short term, CCL is expected to still fluctuate between 145 and 150 points. With no upward or downward signals, the future trend of home prices remains to be observed.
