The Hong Kong Economic Journal reported that HENDERSON LAND (00012.HK)  +0.100 (+0.421%)    Short selling $18.64M; Ratio 12.343%   and SHK PPT (00016.HK)  -0.150 (-0.206%)    Short selling $169.62M; Ratio 39.719%   have purchased more than 800,000 square feet of land near the San Tin Technopole area for about $240 million in recent months, with an average price of about $300 per square foot. Together with the sites they have already acquired, the two major developers are estimated to hold about 1.8 million square feet of agricultural land in the area.

Among them, according to the proposed outline development plan for the San Tin Technopole announced by the government in May this year, about 1.2 million square feet of land lies within the area of the Technopole that can be used for mixed development. Based on a plot ratio of 7x, it is estimated that about 8.4 million square feet of floor area can be built, which is comparable in scale to 2x that of Kingswood Villas, a large-scale project in Tin Shui Wai.
